Lippage is when tile edges sit at different heights, so the floor catches toes and can trip people. We grind the whole floor level, then polish it to one even finish.

What we do
Poor installs and settling leave raised tile edges that catch toes and show up in low light. Grinding them down costs far less than retiling, and the floor ends up easier to walk on and to vacuum.
Timing: about a day for a small bathroom or foyer; several days for commercial corridors, done one area at a time.
We map the height differences and find loose or hollow tiles.
Coarse diamonds take down the high edges until the floor is level.
Finer diamonds bring back a honed or polished finish.
We seal stone that absorbs liquid.
