About this stone
Porcelain isn't natural stone, but it wears like it: dull walking paths, uneven tile edges, dark grout, and fine scratches on polished tile. Most of it can be fixed by refinishing the surface or restoring the grout.
Porcelain absorbs very little, but polished tile still wears and hazes from harsh cleaners. The cement-based grout is usually the weak point, so we look at the tile, the joints, and any stone next to them.

Restore vs replace
Retiling means demolition, dust, and hunting for discontinued tile. Grinding down uneven edges, refinishing polish, and restoring grout usually take days, not weeks.
