Chips, stains, and dull spots rarely mean replacing granite. What restoration involves, how the cost compares, and when new stone makes sense.

By The Marble Clinic, stone restoration in the GTA since 1972

Granite counters are often sold as indestructible. They aren't, but in most cases we see across the GTA they're repairable and worth restoring. After fifty years of stone refinishing, we can tell you that restoring is almost always cheaper than ripping out, and the stone often ends up looking better than when it was installed. See restoration vs. replacement for the basics.
Granite is hard, dense, and heat-resistant. With reasonable care:
Granite won't forgive years of neglect, acidic cleaners on worn sealer, or cracks that let water into the cabinets. More on our granite page.
Use warm water and mild soap, or a pH-neutral stone cleaner. Avoid vinegar, harsh chemicals, and scouring pads.
Sealer slows absorption, but it doesn't make stone waterproof forever. Check it with the water-bead test: drip some water on the counter, and if the stone darkens within five to ten minutes, reseal.
If you seal it yourself, use a sealer that soaks into the stone on clean, dry granite. Surface coatings are rarely right for a kitchen counter.

Cost depends on counter size, edges, seams, and how deep the damage goes, so we don't publish a price list.
| Cost factor | Restoration | Full replacement |
|---|---|---|
| The work | Diamond grinding, polishing, poultice, and epoxy on the existing slab | Removal, disposal, new slab, templating, fabrication |
| Materials | Minimal: epoxy, sealer, abrasives | A full slab, plus backsplash stone if it has to match |
| Plumbing | Usually stays connected | Sink, cooktop, and dishwasher often disconnected and reconnected |
| Cabinets | Low risk, since the stone stays put | Removing counters can nick cabinets or tile |
| Timeline | Often 1–2 days for a typical kitchen, plus sealer cure time before heavy cooking | Often 2–4 weeks in busy seasons |
| Condos and rentals | Surface work is easier to approve | Board approvals, noise, dust, and longer downtime |
Rule of thumb from 25,000+ GTA projects: If the slab is structurally sound and you still like the colour, restoring it costs a fraction of replacing it.
Our advice: Get a restoration quote before you sign a replacement contract. Many counters we refinish were headed for the dumpster on looks alone.

| Problem | How we fix it |
|---|---|
| Chips and pits | Colour-matched epoxy, ground flush and polished to blend |
| Dull, uneven shine | Diamond grinding and polishing |
| Stains | Poultice to draw the stain out, then sealing |
Polishing granite without the right equipment is very hard, and DIY kits often leave swirl marks or dull halos. Deep scratches, cracks, and dullness across the whole counter need a stone restoration company. See dull stone polishing and chip repair.
Wear from missed maintenance alone rarely justifies replacement. That's what refinishing fixes.
Restore: A 15-year-old kitchen has oil shadows near the stove, a chipped corner by the dishwasher, and dull areas by the sink, but the colour still suits the cabinets. Stain removal, chip repair, polishing, and sealing fix it with the counter in place and the plumbing connected.
Replace: Same kitchen, but the owners are moving the sink and adding a waterfall island, and the base under an old crack has swollen from years of water. The layout drives the project.

Boards and landlords often prefer restoration because it means:
If you're selling or hosting soon, restoration is often the faster way to counters that look good in photos.
We don't sell slabs, so we can answer the restore-or-replace question honestly. If replacement is right, we'll say so.
